January started the new year off strong with an average home sales price of $318,620. That’s up 18.8% compared to January of 2021 meaning the average homeowner saw an increase of $50,408 in added value to their home. Home values have only continued to rise as we make our way into this new year and that trend is not expected to stop anytime soon.

Kent County saw 442 homes come onto the market in January 2022 which is 25.6% less compared to what we saw in January 2021. The lack of new homes on the market is creating high demand for eager buyers that are willing to become more flexible when it comes to negotiations – giving sellers even more power to sell their home for the price they want. Many sellers are seeing their homes sell for well over asking price on top of waived inspections, waived appraisals, and/or getting paid in cash.
As it currently stands (as of Feb 10, 2022) there are 257 active listings in Kent County with 486 homes being sold YTD (Year to Date).Those homes were on the market for an average of 20 days. If no more homes were to hit the market, Kent County would be out of inventory in only half a month.
